Armadale – Stonerigg Farm

Outline Brief:

 

 

Advise on how best to maximise and realise potential development land value, and then market farm landholdings and outbuildings on edge of Armadale in West Lothian.

 

BLUE P & D Solution:

 

We firstly undertook a detailed planning review, highlighting past planning history, current planning policies and then likely future policy trends. Having regard to site, access and ground issues, we then identified those areas of land and property with short, medium and long-term development potential.

We then advised on the best methods of promoting the land so as to best realise latent development land value, including self-promotion, a Promotion Agreement and an Option with a builder. Having regard to the client’s financial position and attitude to risk, we then recommended a marketing strategy for the sale of the short-term land, and sought builder interest in taking an option to promote and eventually develop the remaining land and property with longer-term development potential. We also marketed the short-term land having first obtained more beneficial terms of planning permission.

Working closely with the client’s solicitor, we then negotiated suitable legal terms and thereafter monitored ongoing work and progress, including the overseeing of the Option Contract, the planning applications, and the work of other professionals engaged by the builders including architects, planners, surveyors and engineers, all with the overall aim of maximising the financial return to our landowner client.
